I found one who's strategies made sense, 10 years later my wife and I have been financial free for about 5 years now by leveraging the concept of house hacking. 

Another lesson I’ve learned is that buying a single family home as my primary residence to later lease to a tenant is a bad strategy unless I’m purchasing the property at a really low price.

Are you planning to hold as-is and focus on cash flow, or do you have a strategy for infill, increasing rents, or improving park infrastructure to boost value?

The only thing I wanted to recommend was trying to find a strategy you like and getting really good at that strategy.

Like contact cases, wrapped toothbrushes among other things.They do get used and I am sure they are appreciated.They might not state it in their 5 star review, but I am betting that it creates positive thoughts and that helps the reviews.

With a long-term hold strategy, this property should continue building wealth through appreciation, equity, and potential rent growth.

All my peers and clients who previously bought tax sale properties moved away from the strategy a number of years ago so I don't have any recent experiences to go off of,  but wouldn't be surprised if the lead time is longer this time of year due to the holidays. 

You can probably just Google how many pre-licensing hours and education you need for your state in Georgia but I bet its around 20-30!

People love Vegas and it continues to bring new businesses (Hollywood 2.0) and sports teams, just look into different investment strategies.
