I've preferred the Schlage locks in the past because they do not try to power the deadbolt - they simply unlock and the user turns the deadbolt - which leads to longer battery life and less chance of malfunction due to alignment changes in the door (a common attribute of winter with older buildings up here).

Recently I had the following work done at a property:  1) install security screws for existing kitchen faucet 2) adjust deadbolt on a door 3) replace (2) outdoor lights and light bulb (4) replace 3 smoke detector batteries (5) install a spring for screen door (6) install a blind in the living room.

Make sure you know how to handle if they don't pay rent, if they move extra people in, if they damage items-  what is tenant responsibility to pay- pest control, snow removal, gardening, pool service, filter changes.Are you prepared to respond if they call you for little things like lightbulb changes, remove control batteries, etc.

If I catch the problem right away, I still can call to fix it - I have warranties on most of appliances.I'd say that once a year inspection must be mandatory for PM including pictures.We have inspections from Citi - so I usually go and change filters, batteries, check all electric outlets - anything about safety of the property.
