One other point, on the residential side we are a very long way from the bottom from a few years ago and much of that is due to artificial stimulation from the FED.

(supply and demand) artificial government interference does not help the market, it messes up real progress and productivity in the right directions.another example, resources are limited so if there is only one tractor and it is given to a farmer who has failed in business and paid for by the taxes of the farmer who is successful in business, the successful farmer can't have the tractor. the unsuccessful farmer is not likely to be able to pay for the tractor out of his future earnings. this is not good for the economy even if politicians think it is wonderful.great book.

Better there are well.The thing to understand is that your best cashflow is going to be on a property that's paid off, but it's artificial, because you have to put more cash into it to force that return.

., the appraisal industry is out of whack right now, as pointed out in the video by the president of the appraisal institute, to make a long story short, an appraiser will come in with a artificially low appraisal either because they are unfamiliar with the area or to ensure another assignment from the lender who's untrained appraisal reviewer always seems to come in with a lower number.

I dont know about apartments but I know on shopping centers and office buildings this is generally done so that the seller can artificially inflate the price because he gets to capitalize the income from the master lease even though there likely isnt anyone actually in the space.
