Taking out a loan for EMD would make it way, way too tempting to look past issues in DD and close no matter what.I'd also be concerned about the ability to close in general if cash is too tight to fund even the EMD.

That isn't enough equity to move the needle now and since you are on a 5.75% FHA, your payments are probably still pretty high comparatively which might cut the ability to save more.

Factors to consider include lower entry costs, opportunities for equity growth through renovations and property appreciation, as well as the ability to recycle capital using the BRRRR strategy.

The bigger issue is you need the ability to manage the entire process. 

Secondly, I also like to check the HOA docs and give them a call to verify ability to rent short term.
