I have not used a plug and play agreement in years, I strongly suggest you get a rock star attorney to draw up the papers on a per deal basis.

Otherwise just enjoy life, travel, read, hang out at Star Buck's, do volunteer work, ride motorcycles, weld.I like the full investment idea where you don't buy property, but I'd need something to keep life interesting and have a sense of purpose.

All of that said, that community is pretty much a four star community and they likely wouldn't be very interested in Lonnie Deals, and same could also be said of the other community in the same town (not Rockford).

But there is pretty much no way to get my appraisal and survey money back.If the stars line up, I may still be able to acquire the property - but after the 3 ring circus this lender caused, I'm sure the seller/agents are all going to avoid me like the plague.

You would need all of the stars to align and drive to apts in your target area, find a for rent sign, call the number and hope its the owner, hope the owner is motivated to sell, hope they are realistic about the value of their property etc etc etcIt could happen!

Tom,It's like stock.There are buyers that buy 3 shares every 2 weeks not matter the price and then those that buy much more in the CYCLE that is most advantageous for them to do so.I like LEVERAGE.I think LEVERAGE was bad during the boom times because now many are upside down.When interest rates are low now and prices are rock bottom they will not stay that way forever.So I would leverage and get as many amazing deals as you can right now and when the cycle starts going up get real picky about what you add from then on to add to your portfolio.If you buy right leverage is a great thing.

Sometimes when they leave, they leave behind a key with a neighbor or "hidden" under a rock, floormat, etc.On one REO I visited after it had the front door re-keyed, the keys to the back door were left in the mailbox!
