Michael Seeker I wasn't projecting what the rates will be in the next 5-10 years I was simply stating what has been happening right now in regards to the adjustment period with the 5 year arm and also the fact there are caps in place now, so your rate can't just sky rocket because of the market.

Doesn't seem like rocket science to me.

But I've waited 6 months and even though my GC left me and I am starting all alone, I know this isn't rocket science and I have enough contacts in the industry that I can make some calls tomorrow morning and all will be ok!

Ok it might take a little rocket science but the guiding principle is to create something for yourself.

Kudos, MaryYou can find them at the courthouse Mary, they file warranty deeds without deeds of trust, not rocket science, I don't know what they charge for the lists but there will be some bogus stuff as people do convey property for other reasons, but those can be weeded out.Have you actually done a deal without seeing the property in person, dealt face to face with the seller and buyer, had them close a deal and pay you any fee?
