I would rather pay a little more now to build a foundational system for growth. 

You probably don't know about septic systems, foundations, how to look for termite damage, how to know if you need a new roof, how much life is left in the AC, or what it costs (from a contractor) to fix much of anything.  

Of the CRM's I tested that were part of an all in one system, they lacked basic task management. 

It is important to work with a local CPA as NJ has one of the more complex tax systems in the nation.There are a couple of CPA's on the platform that are based in the tri-state area.

If you look outside city limits make sure you do some research on the septic system, your lot size, if you even have room for a backup field , the ability to replace septic is becoming a real issue statewide. 

So it's up to you if you want to go through the hassle of the court system, then probably going through the process of garnishing wages.  

I saw an ad for EverSeal offering a 50-year warranty for their flat roof system.

In the 1990s, "three strikes" was on the voters' minds (I voted for it when it was on the ballot in California).

Or a full on hvac system with ducts. 

I vote you go with the consistency of a LTR for your first property.
