If you are making a true as-is offer, your inspections are for informational purposes or to uncover major things that could not have been foresee.

The only folks I have ever seen in over a thousand seller financed deals that knew what they were doing were lenders who assisted an individual, I've never seen an "investor" buyer or seller that covered all the bases and most originated by title companies and attorneys were also flawed.
