I have 2 VA loans out myself, and am hesitant on pulling the trigger on refi'ing from VA to conventional on the condo i have in CO springs

We usually recommend painting at least one wall near the entryway even if it doesn't need it... fresh paint smell is a great trigger.

Have you pulled the trigger yet?

You control the entity and can take the tax deductions, etc, without triggering a possible due on sale clause.Second, Mom will indeed become a tenant, so draw up a proper lease between the entity and Mom. 

@Alan Dunlap Hey Alan, A transfer to an LLC will trigger the clause and should therefore be avoided, even though banks are hesitant to ever foreclose as long as the note is being paid.

Don't most conventional mortgages have an accelerations clause triggered if you rent out the house?
