Offering to help them find somewhere else (if you used an agent they may be able to offer advice) may also go a long way in making the transition a bit easier.

Instead, use it as a way to make money and educate yourself in the space during a hot market, then transition back to an investor when things cool off.Other options would be to flip SFRs or go work with/for a developer... this would be a good way to get yourself on the path to becoming a developer yourself someday.

Evidence is that people buy houses no mater what the interest rate and curiously the rate of buying (# of homes sold per capita) remains a fairly steady no mater the rate except during periods of rapid transition
