I used to think that cold calling was the only way to get off-market deals.

I'm not super familiar with the real estate market in Couer d'alene like I am with East Idaho or even southern Idaho or the Treasure valley.

If your aunt isn't in a big rush, another option may be (I'm not familiar with TX law):- Pay your aunt for a Right of First Refusal (means you get a chance to buy it before anyone, but has to be notarized by you and your aunt and filed at the courthouse)- Sell your house on or off market.

And a similar lawsuit by an STR owner in Austin was successful. 

Too many wholesalers are so eager to get a contract that they lock up properties way above market value, hoping to find a buyer who doesn’t know any better.

I’d recommend looking for a market that’s affordable and has good rental demand—local job growth or proximity to schools can be a sign of a solid investment.

Sounds like mostly a marketing thing from what I just read.

An existing duplex provides immediate rental income and proven market comparables, reducing risk.

Try networking locally with HML's who know the market.
