If you truly want to build a stellar business credit profile, you want to follow the steps to build business credit  (you can find on; wiki how, YouTube, Fico forums, credit boards, or google) in chronological order.  

Thanks for the feedback.In fairness, I reckon your dad should be offered his return "off the top" (as is your current arrangement) - and you get the (hopefully stellar) REMAINDER.

For example I have one applicant that has income that is vastly exceeding the monthly requirement but their car looked gross, they were 300 lbs, and smoke.Another applicant barely over the monthly income required and had less than stellar credit.

I'm a newbie on the forum - so i'll speak from personal experience and offer my humble opinion on it...I have one property where we screened the tenant, she makes over 3x the rent and has been a stellar tenant for years now... now in the background however I suspect that her boyfriend at least part-time has been living there which would be a violation of her lease.  

Hard money lenders are savvy and will likely get you funded if you have a stellar deal in contract...but the deal must make sense to seasoned investors.If you have some more details I would be glad to assist where I can...Why are you using hard money?...

Of course, yes it is true that cash flow dy 1 will not likely be stellar, which is why it is important to make sure that financially you can hold through the ups and downs to make it to the long term.After all these factors, this still may be a bad investment, and frankly it sounds to me like this particular property may be, but above gives a few hints on why investing in SoCal, even with low or even negative initial cash flow that the midwest might balk at, can be an excellent investment.

The sound quality is good but not stellar... this may have something to do with my settings but I got tired of messing with it!

I have been reading reviews online and none are stellar.  

The properties I'm looking to invest in are currently in DE, but I do want to eventually start investing OOS.
