I think like all cities, there is housing that span the gamut. 

You didn't lose $1,200, you lost at the bare minimum- $4,644 over a 20 year span.

You will have to be creative on any circuits that span both units, but there probably are not too many of those. 

Just don't have the attention span. 

try to get the warranty they make it so difficult. and what are you going to do tenant is paying almost 4k a month and there is no HOT water why you try to save 800 dollars claiming your warranty.. you just buy a new friggen water heater and call it a day  :)  My dad before he got into real estate about 66.. for about 3 years he had a business buying repo refrigerators and simply cleaning them out.. mechanics all worked then delivering them all spic and span.. he ran it in our garage and back yard we would have 30 or 40 of those old box's.. 

The Rocky Mountains is a rather large mountain range spanning multiple states.

Is it a realistic goal in the span of 7-8 months with a 90 minutes driving distance? 

we set our cap ex budget by getting quotes on roof replacement, exterior painting, etc factored in the life span + increases for inflation (e.g, we assume its going to cost more to repaint in 10 years then it is today, so we factor that inflation into our calc) to derive an annual accrual amount on cap ex.  

All within the span of 3 years.
