Me and the wife are having a little girl so my plan is to wholesale for the next year to better leverage my time and really develop that one skill in my skill set.

I have asked Geico, Liberty Mutual, so far with no luck.

I’ve factored in holding costs and closing costs, and there’s still a comfortable margin, but I’m keeping an eye out for any hidden issues like soft flooring or outdated wiring, which can pop up in mobile homes.Financing-wise, it’s on real property, so that helps.

Depends on what your goals are. 1-4 units are still residential, so it doesn't really matter how you start.

this is all about the person selling this so called method making a ton of money on rookies.. no advanced investor would consider this a business model..
