It's always good to look at credit history and practices for a more rounded idea of how the debtor treats credit.  

Sounds to me like you may be trying to put a square peg in a smaller round hole trying to adapt leads to a strategy, that is bass ackwards, you look at the property, the circumstances, the goals of the owner and then select the best strategy to get the owner's problem solved.

I'm currently on round 2 filtering and narrowing down the field with some preliminary questions like "have you been convicted of any felonies" type stuff.I'm not at the point when I'm ready to reach out and call a couple of these handymen to interview them.What questions would you ask?

@Matt Reed I've currently got under contract, and have been marketing to my first couple rounds of who I believe are true cash buyers.

I would save myself some time and spray round up on the grass , and have the guy sealcoat the drive . 

I ended up removing duplicates this time but I will keep that in mind for the next go round.

I love talking about new deals over lunch and dinner as well as a round of golf.

Pick up the lunch bill every now and again or treat a banker to a round of golf is OK...

Hey @Drew Clements I was self employed when I started on my last round of investing, I had my own law office. 

But then they give another list of Rents for a previous year: 2007A --- 9,308 sqft --- $5,000 <--- Sqft is rounded in 2014 PFB --- 14,300      --- $8,000      <--- They got a huge deal in lease reductions!
