I have met people here on BP that I have a great deal of respect for, and who's opinions I value immensely, like @Mike LaCava @Danny Johnson @Jerry Puckett and @Sharon Vornholt and I consider myself very fortunate to have found such a remarkable community here.

Seriously, back to REI, not THEORY but DOING IT...I would challenge anyone to surpass John in a couple of respects....1.

Any person or entity who in any way acts on behalf of, or in place of, any party of interest with respect to filing a claim for excess proceeds shall submit proof with the claim that the amount of excess proceeds has been disclosed to the party of interest and that the party of interest has been advised of their right to claim excess proceeds on their own behalf.

And being able to have a respectable cash flow.

Having said that I respect the drive to create.

We were very lucky in that respect.

You must have a professional and straight forward approach when speaking with the seller, you must be clear and treat them with respect.

Sadly, gone is self-respect, personal pride, or personal ambition.

If your situation changes tomorrow, you want to be able to sell it and walk away with at least a break-even.Regarding Brendan J. commenting about saving the management cost by doing it yourself, I respectfully disagree.
