There was a guest on the Podcast a year or two ago (flipper) who talked about meeting a manufacturing vendor at a remodel expo, and ended up buying an entire container of tubs from the guy direct from China.

I am curious to know if any investors, remote or local, with properties in and around Atlanta; might be able to recommend any reputable property management companies.

(Pretty proud of that deal) and I bought a manufactured in a beautiful scenery in NC.

Suddenly the unsafe reputation they had gained vanished when the buildings were rehabbed and people began to pay more to live there.

We also have a 2-or-more domestic disturbance visits from law enforcement are grounds to start eviction proceedings.Whenever we learn of drug use/manufacturer/dealing, etc, we immediately send and post infraction-of-lease notice.

but I will take a guess at what your askingif the developer is going to bust this into lots and you stay in you just lost your tax advantages and will be deemed a dealer at the highest tax rates.sell now no risk.. and best tax treatment you could 1031.if its one property and your saying should I partner and they are going to build an apartment on it and we will keep it.. that's different.. but you lose control because your now going to put a massive amount of debt on it.. all though in your area not too risky given market conditions.. and really depends on your developer  known, reputable and stable ?
