Hello, I need to do some remodeling to a home and since it is the first time I am buying these materials I wanted to know if there is a better way to buy (cheaper) than just going through Home Depot or Lowes. 

Really, I think your options are to update/remodel what you have and make sure you're getting premium rent for the area OR just SELL (as is) and put your equity elsewhere.

I am going to start a significant remodel of my house in Santa Monica and wanted to maximize all possible rebates, grants or energy rebates that are available for new roofs, windows, appliances, insulation, landscaping..ect.I have a basic list (local municipality and appliance rebates) but didn't know if there was anything that I was missing or didn't know about...possibly other agencies?

It's similar to a Yellow Pages but you enter your job (bathroom remodel, install new cabinets,...) and contractors contact you for the job.

Otherwise you may wait a while to find something undervalue that is ready to go or by the time you remodel (30k for TH) and furnish, you've wasted time and money.The second piece, and the part that really determines your net profit, is Property Management and marketing.
