Refrigerator, washer/dryer, dishwasher etc.

I believe the tenant has abandoned the property as all of their furniture is gone but there is food in the refrigerator and the power is still on .

I have an apartment coming online for Sept 1st, 2023 - The unit is a 2 bedroom (new carpet & new windows), 1 bathroom, hallway & living room are original hardwood floors to the home, eat in kitchen space with new refrigerator & over, In-Unit washer & dryer, 1 off street parking space (can provide 2 if needed), heat, water, and sewer are included in the rent.

Also, after the refrigerator stopped working because it was struggling before already (and plenty of power shut-offs, at that time, made it worse), the landlord has refused to replace it.

I'd also give them an update as a show of good faith- buy a new refrigerator, replace the carpet, update the cadet heaters, sometime so that they can feel like they are getting value in return.

A failed hvac or refrigerator could wipe that out very quickly. 

Well you wont be able to lower the one over the refrigerator very much, so if you lower them, you are probably looking at getting another cabinet.

One extra layer of protection to ensure tenants are taking care of property.Items to include in lease:-quiet hours-designated parking-designated food storage (cabinets + refrigerator) -no additional guests staying xyz nights or more out of the month.

@Kenneth Garrett After speaking with a few HVAC companies, it may be cost prohibitive or too challenging as there isn't a great exterior wall where the interior air handler can be mounted and have the refrigerant lines run.
