As a fiduciary, the limited/managed risk actually limits their options.I THINK at least a fee based advisor won't be "pushing" in certain securities/funds that (s)/he gets a commission.

3rd federal savings and loan might do it they are based in OH however I think they want to be first loan holder so it would need to be paid paid off free and clear also I was told they have a heloc that they will pay a portion or all of the closeing cost I used them on my prime residence vary good rates however the rep I worked with was very vary slow with responding and pushing things along good luck I will be doing this same thing on 2 rentals soon so be sure and post what you figured out thanks

If you've had them for years then your capital gains tax should be 15% unless you are over the income limit that pushes you into a 20% capital gains rate.

I invest and help others invest in Cedar Rapids, Iowa and know a couple neighborhoods where the tax assessed value is lower than other neighborhoods (same house), but just have a poor stigma/border thriving neighborhoods, so the spill over is and will continue to push into these neighborhoods.#4 You can take this questions 2 ways.
