Words are weapons, contrary opinions and words cause physical and mental abuse that should be responded to with force, need authority to step in to solve problems, everyone needs protection, trust emotions over reason, avoid bad experiences at all costs, the world is black and white battle between good people and evil people (there is no middle ground), etc.

Perhaps.Just to add to what @Tom Gimer: points out, "When the buyer defaults": let's add that the seller can and sometimes does sue the buyer, and sometimes the seller is contacted by an advocacy group or an attorney and the attorney general is notified and if hanky panky is involved it can mean an investigation of bank fraud, wire fraud, violation of the Consumer Protection Act, violation of Dodd- Frank and some state specific charges.

There are different ways of hiding your properties in trusts and whatnot to make it harder to get sued, but that is something you should think about when wanting to pay off the properties in full rather than just buying more properties while using leverage.So to protect yourself using more debt and trusts (insurance can also help mitigate that risk) is a lot more work to keep an eye on everything.

I am still doing the same work but set up the LT and LLC to provide improved asset protection but obviously want to structure my business so that I have both asset protection while maximizing tax benefits that i can.To be fair to my CPA he didn’t say this would be an issue, he is in the process of doing research to verify the impact of the organizational structure changes and I was looking to educate myself in parallel obviously hoping my research and my CPA’s landed in the same place.
