In most cases, I don't recommend renting out your primary residence especially if you have no rental experience and that is because usually your primary residence was bought without the idea of renting it out.  

Also with the Extra Charge option there is no way to upload photos or receipts.

Those deals are rare and starting off with such a good experience is amazing. 

And yes this will be a huge learning experience.

If anyone has any experience on either end of a transaction like this i would be interested in hearing from you.

That might be one suggestion to get your feet wet - invest with a family member who has more experience.

Coming from a family of lawyers the ones in my experience that make less than that are usually just not that motivated or are not that good at what they do.  

@Rene Hosman As a property manager with 20 years experience and a portfolio of 1,000+ single family homes, I can say concessions like reduced rent rarely work well for smaller landlords.
