(it says you're in Austin, but $84k sounds like an impossibly low purchase price for Austin...though, I'm not an expert on that market).What grade was the property before your reno, and what grade is it now? 

Lastly, no matter what you do, don't get a property in a low-grade area (regardless of how good the cashflow looks on paper).

We use Emerald grade stuff from Sherwin when we have to do things like this.

If you're in a high-demand area with A-grade tenants, you can adjust respectively, vice versa, be a little more conservative if lease comps are showing 30+ day vacancies.

Builder grade finish it, then rate/term refi out of that soul-crushing 11.25% loan.Then I would do a 12 month lease option with a solid tenant-buyer.
