I am very familiar with hard money:1) you will mostly find a 10-13% interest rate range in the market depending on the combination of previous experience with rehabs and credit score.

This seems risky, since I have to pay for repairs on a property that’s not even mine yet.

Let's assume a 3% appreciation rate per year on that.

I realized that there are very few lenders willing to lend on a property under $100K. 

Is anyone else interested in teaming up on a podcast or set of blogs about the Australian property market?
