We typically try and get a 14135 prior to the sale to show borrower is not getting any $ back and have to get an official appraisal done but once we follow the process it’s not to bad

Lead generation service is different because an agent pays lead generators without any direct coupling of the payment to closing (but with an understanding that if the leads are nonsense it'll put an early end to the relationship).It's this situation that gave rise to wholesaling, because ultimately a wholesaler is doing that same deal-finding service, but they get around the licensing requirement by buying the property for themselves with an assignment clause, and then resell it to an investor at a premium that ends up like a fee but officially is counted as equity gains on a real estate transaction in their own name.

I do like the peace of mind that comes with the knowledge that the work has gone through the official permitting process, as this significantly improves the odds that is was done correctly and will not be a problem later.I am wondering if it is a good idea or a bad idea to purchase a property with significant recent unpermitted work if I can get it for enough of a discount to have all the work inspected, fixed if necessary, and perhaps retroactively permitted.

We could not find any additional records of the basement being properly finished.If you can provide any further building records in regards to the basement being properly finished the Town could look into those.I tried to call the code official who sent me the email a few times and didn't get a reply.
