None of the measurements are perfect and imputing a greater degree of accuracy than is merited is silly to me.

@Felipe Ocampo I think your question boils down to timing the market (you might get lucky but not likely possible) rather than the merits or challenges around turn-key vendors. 

Although I wanted to decide this on my own merit, after meeting up with some successful US investors living in my area (Dubai) I concluded it better to bootstrap their knowledge and contacts in Indianapolis (I was keen for Florida but property prices are much higher).Our non-resident situation means we gotta pay full cash until getting an ITIN number for conventional financing (various estimates from others in my situation say it is likely to take 18-24 months - and that is fast track!!)

Now, San Antonio seems to stand on its own merit, capitalizing on it's rich cultural heritage... the influx of retired vets with second careers COMBINED with the expansion or migration of Austin tech companies to San Antonio is promising.
