Baltimore can be very difficult to people with massive experience who are there on the ground daily. 

I dont mean disrespect but those warehouses don't exactly bring massive gentrification.

Just don't over pay for a property that has an unrealistic ARV with a massive rehab needed.

(still a good option)Bandit signs can also be pretty cost effective but just be ready to hustle and put these signs all over town (not a big fan of this approach, but I know many wholesalers get massive deals from these) In the beginning I had more hustle than money, so I hustled more using cheaper marketing methods such as these.

Being a realtor as a real estate investor is not required, but can provide a massive advantage if leveraged properly.
