The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

I understand the rate is competitive on the assumable, but having $300k liquid, you might as well do a lower downpayment and Buy down the rate. 

The headache of playing peacemaker between 3-5 unrelated tenants doesn't sound worth the premium management fee; not to mention rent by room generally brings in lower quality tenants which require significant more management.With that said, higher rates are pushing investors toward rent by room simply because it's the only option for cash flow (at least in Denver) which is why I have so many folks reaching out.If you currently have rent by room investments or perhaps you're a PM currently offering rent by room, I'd love to hear your feedback and any advice you may have. 

As others have noted the number of MF properties in the greater Phx area is low compared to many markets and the number for sale is even lower.

To do a 100% BRRR the cap rate has to be lower then interest rate.

We were told the secondary market started rejecting the lower priced paper that they were originating and they were forced to raise the rates.  

If your rate is lower than what you can get by investing, taking account for risk, then pay the minimum.

We are also working on export to Word doc functionality for the SOW which will allow you to export the SOW to Word so you can make additional customizations.I'm a bit of a perfectionist and still want to improve the functionality of some of our tools before we start charging for the software, but I think we will likely be ready to officially launch sometime in April. 

Using a CA LLC owned by a WY LLC could preserve some benefits, like charging order protection, but doesn’t eliminate CA filing fees.

I am not seeking to charge each tenant, only seeking to remotely monitor each buildings water usage to identify costly waste/problems early as possible.
