Once locations are determined, I would then find RE agents that specialize in STR so that they can help guide you through the different rules/legislations, refer loyal/local cleaning companies, handy man referrals, and can get you informed on the best way to get set up for success in that area.

The purpose of this legislation isto increase the production of affordable rental housing.To that end, the statute provides that “an application toconstruct an accessory dwelling unit must include an affidavit from the applicant which attests that the unit willbe rented at an affordable rate to extremely low income,very low income, low income or moderate income personor persons.”

I still believe that there is room for housing providers to influence existing legislation and it is never too late.

Chris Mason if you have any comments on this last part it would be much appreciated.One thing though - given the way California legislation is going, I wouldn't be surprised if in a few years ADUs become more established, allowing appraisers to include them more fully.
