Hello everyone,I am new to this forum and I have been watching it for a few months now waiting for the right time to post.

Here’s the situation, we’ve rented here for 12 years from an old lady that lives an hour away.

Overall the air is full of potential and I asked my airbnb host to buy his place, its a larger lot w 2 buildings, hes renting essentially 4 rooms/studios out some without kitchen and theres a room for the 247 cleaner lady and a pool (tiny) in the middle, 2 parking spots, 450k.

Plus I’m tired of opening up walls and watching $5k disappearFlipping was a great place to get started, but it’s not the long term answer 

If some little old lady qualifies and has good credit, rental history, what's the issue?

I am new to real estate investing but I watched my parent invest in a couple of properties in the past.
