However, if it needs that much work you are probably better off going with a hard money loan and then doing a rate & term refi once rehabbed.Interesting, can an individual get a hard money loan?

We are active in Waveland, Bay St Louis, Pass Christian, Long Beach, Ocean Springs, Gautier, Pascagoula, and Moss Point (and possibly other water front towns near these locations).As I'm sure most are, I would be interested in speaking with other investors in the area, and would even possibly be open to the idea of partnering for a property or two with the right individual/team.

I cannot think of anything  I have a duplex that I found out a month ago that at some point in the past the property kitty corner had the units converted to condo and the owner is selling both units individually.
