Anything less doesn't motivate those realtors, and anything more doesn't really help you out anymore.

Tend to be hard on myself and a very motivated individual so my overall plan is to keep reinvesting to continue building until my passive income is equal to or greater than my current gross.

It's expensive and hard to stick out there.If the motivation is to pay cash and wait for rates to come down, I don't like that strategy.

But, sadly, I think that if you posted this for sale out in the real estate investing world, saying you are open to seller finance at 0% interest, you might have an incredible amount of interest, and be able to take advantage of many newbies who have no idea what they are doing.
