Our realtor and the selling realtor are both saying we can’t walk away and that the relocation company is going to sue us because we are completely approved and docs are with title.

If you know what you need, but just need it in your town - whether it's a plumber, property manager, title company, lender, etc. - go local. 

Everything goes to the title company or attorney's office. 

Nope not at least from a lender who knows how to read a title commitment ..

This removes the cloud from the title if no other liens or mortgages and then you can get title insurance.

It must have the axles removed, registered with the city, pass an inspection, and have the title deleted.

You need a team of:General contractor, property inspector, trustworthy lender (they will have appraisers, and title company), property manager (make sure is large enough that if the person that manages it gets sick someone else will cover), insurance agent, and a real estate attorney in case you need a consultation, and most importantly an accountant with a lot of real estate  experience (this will be a major ally as you grow your business)Line up your team even before you look for the property.Go to networking events.

Mortgage liens are generally junior to government liens, therefore, additional diligence is necessary to ensure that those liens are not on title or that you are accounting for additional costs when purchasing the property.

I would try to make sure a title company is involved, because if you go to sell it later, the title company for the sale may be too conservative about deeds that were recorded without being part of a title insurance policy, if that makes sense.
