Ok so I have enlightened my confused brain and think I am understanding this more clearly now.So according to the 50% rule, 50% of gross rents is set aside for all operating expenses.

No point it making money if your times not spent enjoying it.good ideas, quite enlightening!

The owner has shown heightened interest to sale it to me, and he was giving examples of me putting in an offer, he mentioned 290k lol even though he's asking 325k, so he sounds motivated to me.But I want to make the house a rental property, with me living downstairs and 3 roomates upstairs, can someone help me sort this out in my head, get me thinking down the right path?

Any help, advice, or enlightening on this topic would be more than appreciated!!!  

I see a post on it once or twice a quarter and always find the discussions enlightening as it is reflective of what we are seeing in the market today with many brokerages offering flat fee commissions and paying a salary to agents (check out the brokerage Door in Dallas for an example).
