You have a contract to provide certain things (heat, shelter, etc) and so long as you are doing so without causing undo harm to the tenant, you are doing your job.I also echo the "get rid of this tenant" advice.

These BS disclosures dreamed up by our whizbang investors (or worse, gurus as part of their assurance as how to do something) can be much more harmful in a defense than help.My advice is to use only those disclosures required by law and local custom in an ordinary sale or for that type of transaction that your attorney has made and/or required to be made by the Realtor.
