While researching, I noticed several similar properties in the area listed on Zillow Rentals, with some sitting for 10 days, 30 days, and even 100+ days.

Supposedly I'm on top of the priority list. 

@Lakshmi Middela in 30305 there was 2 listings that were 2Bed, 2.5BH that were closed for $3550 and $3500.

Is it this one: https://www.loopnet.com/Listing/3630-Trowbridge-Ave-Clevelan...If it is, very challenging to put something here considering it's a residential neighborhood and there's probably a lot of work to do to get it up to snuff... cocktail bar might be a tough sell given demographics but otherwise could be an interesting project!

I’ve been using the same VA service and haven't had any major issues so far, so I think it really varies depending on a lot of factors, like the market, your criteria, and how strong your buyer's list is.

We have minimal resources as far as money goes, but we have a relatively long list of upgrades (window treatments, hardware, light fixtures, paint, etc).

You don't want the guests scrolling on Airbnb who see 2000 other decked out theme homes right next to yours listed in the $100-$200/nt range. 

Also showing them how to do it and where its all located during move in walk through and it being on the move in check list that everyone signs.
