tbh, im sick of these motivational books and i dont want to read anymore of them.i want to learn how to be a good negotiator, without having to rip someone off, how to flip houses, wholesaling, best ways to invest, different entrance and exit strategies,  etc etc etc...... thanks

It depends on the Entrance (how they buy) and exit (plans to use...hold/fip):1 - If your Buyer plans to flip the house, if there's no equity for them, there' no profit for them.2 - If your Buyer plans on Holding, and using some type of lian-able debt to buy/rehab (loan), then the equity matters since it will effect their % of LTV for financing....and how much cash they will need.3 - If your Buyer is Holding, and buying with cash, then it doesn't matter, as long as the house will cash flow...but,4 - If this same investor (see #3) wants to refinance to get their cash back out, it does matter because it will effect how much cash they will get at refi...based on the % LTV the refinance company will give them.Joe VilleneuveREcapSystemA2REIC

I started looking around and someone had enclosed the arch ways and added a door between the main entrance/ hallway and the living room, but what fought my eye is that on that make shift door there was a key lock on it, and it was locked.

While they do have higher entrance requirements, the lower taxs and insurance are amazing long term.
