It rough when you violate state and federal law and the tenant is one of the 1% of tenants that do know how the laws work and can properly assert rights.

Everything entailed in the conversation above (jobs) go hand in hand with the influx of students - which is never ending (albeit semi-seasonal).In fact, the growth plans of A&M are ambitious, and I think it's going to be a very hot rental market.

This would entail potential consulting engagement. 

If the language means as you say it means, and you're not experienced enough to know what the repairs entail and will cost, I would pass.

When you are seeking the money you must be confident and assertive.

I have another property with that same situation that had no problem getting insured, however.For Traveler's/GEICO, I met the inspector at the house myself so I know she was in the right place and that is what is so odd about the assertion that I live there...I feel like they just decided to dump me for whatever reason.  

In my short lived experience if you provide quality service, treat them like people, and act assertively they will respect your property. 

I think the net result comes back to your original assertion of taking out "what if somebody doesn't pay, or repair cost".  

I'm not even sure what all that entails yet but I'm assuming it means I need to gut it and start fresh.

William Carroll I appreciate the friendly words and I do agree with much of your assertion, especially your point about the long-term trend towards Ohio State taking more and more control of the University district.
