Also look at @J Scott books. they helped me nail it down, but I recommend you keep track of everything as detailed as possible so you will be able to really lock everything down in the future.

Usually there are minor repairs, new locks, painting, repairs on the floors etc, and then we usually have a realtor who finds us a tenant property.I wouldn't let a tenant out of that responsibility.

I think the key take away here is that the Cap Rate is way to low for the level of risk even though the tenant is locked into a LT lease.
