I invested with Open Door Capital 1.5 year ago. 

New windows and doors, new kitchen, updated bathroom, new HVAC, new flooring and paint and finished the attic with flooring and heating/cooling.

Roof, siding, entry doors, windows had already been upgraded.

The idea being in a hot rental market with rising values a sale in 10 years will net us a decent amount of money, even if we are only seeing a relatively small percent of total equity in the deal.Thoughts?

Other cases- hazard insurance was not renewing or placing high subject to repairs/improvements to maintain or the market cap of my commercial apts was rising as fast as interest rates like in '22. 

U will not get wealthy on just cash flow actually unless you scale to LOTS of doors cash flow will not do much for you .. you need values to hold and go UP while your tenants are paying down your mortgage wealth is created by equity. the cash flow starting out if your leveraging is just so minimal any way what is 200.00 a month going to do for you ????

The current thought is purchase a 4 unit in the spring as a primary home and live in it for a year while renting out my childhood home and purchasing another duplex in the fall to put me at 10 doors, then move back into my house at the end of the year lease and after a year in the 4 unit, whichever comes last.
