Most hard money lenders will pull credit for fraud, but won't deny based on credit score.

@Michael Guzik There are a ton of un-knowledgeable gurus and fakers out there, that can't be denied or argued.

Others look for a needle in the haystack to deny the loan. 

I'm never comfortable depending on insurance alone, as I know they are in the business of collecting premiums and denying claims.

Is an insurance company going to do a DNA test to deny a claim?

Since I can't reasonably deny that measurable climate change is happening, it's very likely that climate is not going to be nice to a lot of the coastal development happening in this country now, and especially not nice at all to the Southern states.

The risk you run is that if there is a lawsuit that exceeds your insurance or is denied entirely, they will be able to call a judgment or settle against everything you own.
