The current option that we are looking at is buy, live in 1-2 months of the year, convert to MTR or STR for the other months (especially since we are flexible on our end). 

Currently the lot is too small within the current U-TU-B zoning.

Even if the HOA currently allows rentals, it’s worth attending HOA meetings or reviewing their amendment history.

I am currently living in the master bedroom, and renting out the other 3 bedrooms.

Talk to other clients, go look at his current job site and see how clean it is, the quality of work, if the order of operations is making sense so far, etc.PS I'm a GC in the Nashville area and can take on a handful of clients in 2025 if you need me.

If you live there and are currently renting, then there still is a pathway to house hack say a duplex and better your situation.
