If your goal is to get the info asap for small multis, I would go with something where it's already skip traced so you can direct market or call for that investor's preference.

That said, I prefer to use a HELOC for short term investments like fix & flips because I only pay for what I use and I can continually keep recycling the money.

Hi Bill Le,There are a couple scheduling companies that do automate scheduling, complete ID verifications for you and provide access codes for self-guided tours, but without cameras, who's to say someone can't unlock a window and come back later?  

I would like to buy and hold for 5 years or so and possibly refi to buy another one in a couple years.
