I might be able to give you some insights if you can confidentially give me more information.

I would also put mandatory negotiation, mediation, arbitration in case of a dispute to keep any issues confidential and hopefully keep costs down in avoiding litigation (sometimes med/arbitarion gets a bit costly but that usually occurs when you're dealing w/ complex deals). 

Hey Clayton, When I have a short term rental that I am not confident I can fill all year, I balance it out with some travel nurse rentals.

If you feel confident, I would maybe make a few lowball offers, but not too many if you feel you are wasting your realtor's time.

The scope of work is pretty minimal for the property, so I am confident I can get the remodeling done within a 6 week period.  

You can tell the judge to keep written complaints confidential for protect tenant's privacy.

I would love to do deals in the 315 if I could find a town that I was confident I could flip in while doing it remotely.

I would walk away but if you choose to move forward maybe having a property manager handle the confidential information would make them feel more comfortable.

I am not going to make as much as someone that manages on their own but i am confident i can still do well out of this with a strong team.
