@Andrew Hogan @Paul Moore Not to mention NAREIT data is comprised of REIT returns which are typically lower than private syndication as they are often focused on core assets in primary/gateway markets which will probably get hit hard again in this downturn.

I agree with Steven Picker it's likely a collection of hair and soap scum that has built up over time.

If you put a lamp on the floor and put about five or six pie tins around it with water in it then squirt some dish soap in it and turn the light on.

Makes total sense for too much soap and water residue is not good for the carpet and could attract dirt in the future. 

@Ken KlinglerIn addition to what you listed be sure to get an accurate financial accounting for all tenants so you know what each outstanding balance is (if any) and what it is comprised of. 

@Kristen Ray I have never written a lease anywhere other than Connecticut, but we used the standard board of realtors lease combined with our own lease addendum to comprise our lease documents.
