Not sure what can come of that or if there’s even a point.

While it will likely give you more confidence and answer a lot of questions, I would say that talking to a seasoned investor, or even agent that works with investors, is a way better idea than spending 8K on something that you don't know too much about, especially before your first deal is done.

Tell the PMC to screen *thoroughly* for quality tenants even if it takes a bit of time.

So for our deal, even if it was cosmetic changes it took us a lot of hard work.

Be that as it may, with this approach, you will have to provide some value for your folks even to consider this.

Like what does that even mean?

Our water bill is below 150/month and even below 100 some months when it's not winter and tenants aren't letting the faucets drip, but overall it's not a nuisance. 

Tilapia start reproducing even at 3 months old, so if you have females, you end up with a lot of little fish, if you let them breed. 

I know these forums tend to be anti-mentorship, but I was hoping someone who has gone through a mentorship for STRs, even this particular one, could reach out and let me know if it's worth the success they've seen so far.  

I bet not many sponsors who are leaking oil would even consider that.. etc etc.. thye video'd it so you can probably ask them for a copy of it.
