We were able to reach an agreement that was fair and favorable to both parties.

If it were me, I'd search the net for title attorneys, preferably in the county where the property is located.In my opinion, the onus is on the third party to prove up the terms of the agreement. 

Does anyone have experience with 3rd party owner financing?

Hi @Krista Goodrich - I am a little late to the party here but came across your post.

There are also agreements in the lease in equal favor of both parties, I cannot disclose for my own protections. 

I'm not an attorney and the laws vary state by state, but it is best practice as a land investor to sell your land via land contract and a promissory note signed by all parties.  

It sounds like a great place to party.

That part I agree with you, everyone is waiting for the bottom.
