You can see where an over worked, doesn't care, inspector taking 3 weeks to look at basically nothing,  costs serious cash.

I would be very careful of leveraging too much if you don't have enough capital.

If you don't care about being protected, you should at least be named as "additional interest" so the insurance provider will notify you of any changes, lapses, or cancellations of the policy.

Some lenders might offer more favorable terms if the property is part of an affordable housing program.By combining grants, specialized loans, and local programs, you can reduce your out-of-pocket expenses for renovations and improvements while supporting affordable housing in your community.

It's important and an investor/mortgage broker that you carefully vet your lenders and understand what each lender is looking for. 

But, if the same bank holds both first and second lien, it's less of an issue.
