To me its just a function of the overall socal market - no rent control, proximity to lax jobs, etc.

Everything "looks" nice but internally just doesn't function properly.

There is nothing worse than having a tenant living with a half functioning bathroom or even worse without a bathroom. 

I am in the position to purchase something to function both as a part time vacation rental and part time living there.

Not a database though, so only way I know of to scan the properties is visually by location (it is a map function, after all).

To me commercial MF functions more like a business than an investment - You have more control and the better you run the property, the more it is worth - just like in business!
