City Wide property mgt is who I deal with and honestly when I ask for real numbers and updates I get a lot of BS run around sales talk speech.

Costs can be on the lower end if you use more standardized templates, while custom documents tailored to specific deals tend to fall on the higher end.Location can also play a role, with attorneys in larger cities often charging more.

It's a small city for sure.

Fundamentals change neighborhood to neighborhood (i.e. appreciation potential), inventory/absorption issues may exist, rogue city council members and/or registered community organizations can make neighborhoods less appealing with little oversight which impacts value and marketability.

I also only post one property per city up on furnished finder, since it is a lead gen site and I just email all available properties with Airbnb links to the prospective tenants.

Now the biggest impactor is often the least spoken on which is energy storage.

@Kent FordI agree with @Ryan Konen regarding areas like San Antonio’s outskirts, parts of Fort Worth, and growing cities like Tyler and Lubbock, which are becoming popular due to relative affordability and job growth.We will see an interest in smaller metro areas where prices are more accessible and a surge in new construction aimed at entry-level buyers.
